Reaches into mattress seams, bed frames and wall voids a spray cannot. Kills every stage, eggs included.
Keeps working for weeks after we leave, so anything that survives or arrives later does not restart the problem.
Bed bugs die at 118°F held about 90 minutes; 122°F kills almost instantly. We hold lethal temperature throughout the home.
You get the prep list and an arrival window. Anything you are unsure about, we answer on the phone first.
Quoted over the phone before anything is booked, so there is no site visit and no surprise on the day.
A full heat cycle takes the whole home to lethal temperature, then a residual product goes down per its label.
Eight to eleven hours on site, depending on the size of the property and how much is in it.
We walk you through what we found and what to watch for, and the home is yours again the same day.
If bed bugs come back inside sixty days we return and treat again at no cost.
Every question below was asked by a real caller on a recorded call, and every answer is what one of our crew said back on the phone, word for word. We give the caller's first name, or their postcode where we do not have one, and never their surname, address or phone number.
I will follow up with you. I'll give you our pre-treatment checklist, but with Airbnbs, that's a non-event. You don't have much in there. So prep is basically zero, and actually we can do it for you. So in that price, we can prep everything to make sure anything in the treatment area that needs to be taken out, we just normally stick it in the refrigerator, and then we heat treat it.
Answered on a call,
We are only bedbugs. We're a bedbug extermination company and we do bedbug heat treatments.
Answered by Julie on a call,
Just you can share it just like you do a picture. And I just sent you a technician a text that said, if I could only send technicians through the phone, that would be awesome.
Answered by Dori on a call,
Piles of clothing. They need to put all their clothes away in the closets hanging up. And if they've got a bunch of clothes they can't fit in their closets and drawers, you know, you don't know how people live. Some people have piles. They have to wash those, dry them and put them in bags. But most people just can do their laundry and put it all away and be done. They don't have a ton of stuff piled up everywhere. The tech has to be able to move around in there, get the hoses and the fans into each of the rooms, especially the bedrooms, but he'll have them all over the apartment.
Answered by Julie on a call,
Nobody should be home during the process, so no people, no pets, and no plants.
Answered by Charles on a call,
We do ask that the bedding be pulled off and then thrown
Answered by Dori on a call,
This is our own crew, on recorded calls about jobs in Germantown and nearby. Word for word. Each one says who was talking and when.
The heat pretty much penetrates everything in that house. It'll penetrate the mattress, the box spring. So we always tell people if they're decent, don't throw them out. You don't have to rebuy them. Okay. It will penetrate the baseboards and the wall outlets. It'll seep into the walls a little bit.
It's a one day and done spray and heat treatment that eliminates all bedbugs and eggs. So let me ask you about how much stuff do you have in the apartment? Is the apartment pretty uncluttered or do you have a lot of clutter?
June 10th. Okay, I'm sorry, I forgot to say that. The first one was October 23rd. The second one was June 10th, which was your second heat treatment.
There to be no floor clutter, okay? Floor clutter hurts the effectiveness of our treatment in three different ways. For one, it doesn't allow the technicians to access all of your baseboards to do that perimeter spraying, which gives you a second barrier, a second layer of protection, that protective barrier around your home.
Ours won't affect human or animals. Now, they just have to be out while we're treating, and that's only because it's 140 degrees. So, as you can imagine, it's going to be a little too hot for them in there.
It is, but you want to make sure those papers either have a paperweight on them or they're in drawers or what have you files, as you said, because our heat fans are going to be blowing that heat around. So if there's loose papers, it's going to get a little messy.
Don't do it now. Okay. So while you are driving, while you are driving, let's talk about your apartment. You said you have a small apartment in Orlando.
We deal with vacation rentals quite often and we can provide inspection letters and treatment letters indicating that, you know, we've eradicated bedbugs, you know, we provide our Florida license number and, you know, so that way you can share that with.
Every now and then somebody will see a straggler and then we'll come back out and we'll respray. It's just a respray. It's not, you know, bringing the big trailer or anything.
Then, you know, once we get there and we are able to successfully treat your property, you'll be able to put all this behind you and get your life back to normal.
I understand it is very overwhelming. It's very traumatic. So call the area agency on aging. They can help you with so many different things, even more so than a bed bug treatment. They are a resource center for senior citizens. And they will help you in so many different ways, okay?
That makes it easier for us to heat the property. So, yeah. Okay. Okay. Well, I think you have a good plan now as far as what to do. And just contact us, call us back, or you can also text us. If you have a picture of a live bed bug, just send it to us.
Let me ask you, you moved in about a month ago, and then so not too long after that, a week or so after that, you started getting bites.
It should probably dissipate quickly, okay? Those are ones that went through treatment that just did not want to give up the ghost. That happens a lot. Sometimes people see them the first couple of days and then they don't see them ever again, okay? So what we want to know is if you see a live bed bug, that's when we want to hear about it. We want you to take a picture.
Who knows what that is? But yeah, the bites, and I'm sure when Julie saw the face bite, she said, oh yeah, that's kind of scary. That usually is indicative of bed bug. How many days has he gone without a bite?
Will find the tiniest little spots and they will nest. Those are what you're looking for. Well, anything, okay, anything that you see that you're like, I don't know what this is, take a good, clear picture and text it to me.
Because that kind of counteracts messes with the spray. Now, good news when they're coming out, they're crossing our pesticide barrier with that growth inhibitor and they're getting the growth inhibitor on their feet. So that messes with their DNA. Within seven days, that bed bug is dead.
We say eight, but we usually have them home earlier than that. So it's a window of time in case it's an extra large house or in case we're having an. Different equipment issues, something like that.
We would typically when it comes to duplexes, we want to actually treat the whole property, not just one unit inside the duplex.
Just lay them on the bathroom floor. Yeah, that'll be fine. Yeah, we don't worry about bedbugs being in bathrooms.

Experienced, dedicated team
As Allan puts it: once we take on your project, your bed bug problem becomes my bed bug problem. If it turns out not to be bed bugs, we say so and cancel the contract. That has happened.
The single best solution — Heat Assault
Heat Assault reaches kill-zone temperature throughout the house and keeps climbing, which is what takes out the eggs as well as the adults. Paired with a residual spray on every job.

Over the years, we have developed a clear process and plan that works no matter the scale of infestation. As time has passed and our team has worked together more, we have focused on delivering treatment and solutions for bed bugs that are proven to work. To do this, we follow a strict five-step process that helps us to prepare any property in Germantown and beyond for the removal of bed bugs:
This five-step process means that we can, more often than not, eradicate all bed bugs present in your building in one visit. Instead of a course of return trips, you get a solution that is covered for a minimum of sixty days. Plan on the crew being with you for most of a working day: a full heat cycle plus the spray usually runs somewhere between eight and eleven hours, depending on the size of the property and how much is in it.
Heat only works if the whole structure gets past lethal temperature and stays there. That is a question of output, and output is a number.
| Heat only | Chemical | Combination | |
|---|---|---|---|
| Kills eggs | Yes | Often misses | Yes |
| Residual protection | None | A few weeks | Weeks |
| Reaches hidden voids | Bugs flee deeper | Limited | Yes |
| Visits needed | 1 (with gaps) | 2–4 | Usually 1 |
| Guaranteed | — | — | Yes |
Bed bugs die at 118°F held around 90 minutes, and 122°F kills almost instantly. We hold lethal temperature throughout the home.
Rentals turn over faster than owner-occupied homes, and turnover is how an infestation arrives.

In Germantown, our heat treatment starts at an $1,800 minimum and is priced by square footage rather than by the room, so most homes land somewhere between about $1,800 and $2,800. We confirm the exact figure by phone before we begin, with no per-room upcharges and no surprises. You can estimate yours on the cost and pricing page.
The reliable way to kill bed bugs at every life stage, including the eggs that store-bought sprays tend to miss, is our combination treatment. We pair Heat Assault thermal heat, which kills the bugs on contact, with a residual spray that keeps working for weeks afterward to catch anything that survives. You can see the temperatures that kill bed bugs in full.
While heat treatment will kill off bed bugs of all shapes and sizes, they are hardy creatures that can shrug off the heat of an ordinary hot day. Therefore, do not rely upon the warmth of a closed-up room: you need something that takes the heating level right up, which is what our professional Heat Assault equipment does.
More common than most people would guess. Germantown is home to around 91,000 residents, and with roughly 34% of homes renter-occupied across Montgomery County, there are plenty of multi-unit buildings where bed bugs can spread from one home to the next.
Bed bugs are not a sign that a home is dirty. Most of the time they arrive by hitching a ride, whether on luggage, on secondhand furniture, or in a guest's bag, or they slip in through cracks and gaps from one unit to the next. Even spotless homes and brand-new builds around Montgomery County can end up with them. There is more in our comprehensive guide.
They will not. The bed bug is an elusive creature that can easily move from one part of your home to the next and never stay in one place, and it can wait months between meals. Left alone, it simply has the time to spread to other rooms and, in an apartment, to the units next door.
For most Germantown homes the treatment is done in a single day. You will need to be out of the property while the heat runs and for a couple of hours afterward while it cools down, though unlike chemical-only plans there are usually no repeat visits to book.
Clearly, you are dealing with an infestation of bed bugs in Germantown. Some of the most common signs that we recommend you look out for when dealing with bed bugs include, but are not limited to:
Unfortunately, these signs prompt that you are dealing with a bed bug problem. With that being the case, taking action as soon as possible would be wise. If you spot even one of these signs, it is probably a clear indication that you have bed bugs loitering around your home or business.
