Reaches into mattress seams, bed frames and wall voids a spray cannot. Kills every stage, eggs included.
Keeps working for weeks after we leave, so anything that survives or arrives later does not restart the problem.
Bed bugs die at 118°F held about 90 minutes; 122°F kills almost instantly. We hold lethal temperature throughout the home.
You get the prep list and an arrival window. Anything you are unsure about, we answer on the phone first.
Quoted over the phone before anything is booked, so there is no site visit and no surprise on the day.
A full heat cycle takes the whole home to lethal temperature, then a residual product goes down per its label.
Eight to eleven hours on site, depending on the size of the property and how much is in it.
We walk you through what we found and what to watch for, and the home is yours again the same day.
If bed bugs come back inside sixty days we return and treat again at no cost.
Every question below was asked by a real caller on a recorded call, and every answer is what one of our crew said back on the phone, word for word. We give the caller's first name, or their postcode where we do not have one, and never their surname, address or phone number.
Might find a spray company to do that, but they would be ripping you off. If they spray one room, they're ripping you off because they're just going to go to the other room. They can outrun it.
Answered by Julie on a call,
Everything should be taken care of. It wasn't a huge infestation. We should have gotten everything in the one-day treatment. What we... Say, after treatment, though, is if you see something, take a picture and immediately let us know. Every now and then, it is rare, but every now and then, we will see a straggler after treatment. It is one that is slow to die. It does not want to give up the ghost. and it will show up in the middle of the day when you've never seen them in the day and you're like, what the heck? Because it wants an audience. So there are those divas, okay, that you get every now and then. But that is why the perimeter spray is so important. It lasts for well over a month and it has growth inhibitor in it. So if by chance the infestation started in a unit next door to you first and then made their way to your unit, okay, then if there are any in another unit and they come through the walls and cross the pesticide barrier, they get that growth inhibitor on their feet. And a brand new bed bug that has not gone through our treatment before would take a full seven days to die.
Answered by Dori on a call,
For us to do your square footage is under 1,500 square foot, so it is our base price. It's $1,800 to do the whole home. $1,800 to do the whole home.
Answered by Dori on a call,
I took notes on all this and you can just let us know what you find out and how we can help. You know, if you have any questions, somebody might give you some different information than I gave you and you're like, well, geez, who's right? You know what Julie said was happy to clarify and give you more information. It's hard.
Answered by Julie on a call,
Hang on. Let me open that up and see if it's coming through now.
Answered by Dori on a call,
This is our own crew, on recorded calls about jobs in Olney and nearby. Word for word. Each one says who was talking and when.
A pod's going to take up space. If there's going to be a pod and a dumpster and our truck and trailer, yeah, we're not going to have room in the front yard. And if the pod is put in the wrong place, that blocks us from getting our equipment in to do the heat treatment.
We do the perimeter sprays of each and every single room and closet. We spray underneath and inside furniture very, very carefully. So we are very.
Stuffed animals, go through the high heat dryer, keep their favorites out, bag all the other ones up, get it out of your way. What you want to do is you want to monitor for the next week or two, okay? And I would actually vacuum your car really, really well as well, okay?
A 60-day guarantee, okay, and 2% of the time we have to come back out, but those are homes that are usually very cluttered and or cluttered with a heavier or an infestation that's been around longer.
Is the case. A spray treatment is the icing on the cake. If you talk to a company that just sprays and say they can take care of your problem, it is going to be a long, drawn-out problem, okay?
Dealing with bedbugs, you don't want somebody that's just going to come out and spray for you. That's only going to kill the ones on the surface and you're going to have those people in your home at least every couple of weeks.
Get into a rhythm and enjoy the apartment and without it falling down around them or dealing with the bed bugs. So, but yeah, I know you have to be careful because it could make it worse for them if you alienate. Yeah, so I feel for you, but I think you are the woman for the job for sure. You have the knowledge.
All right. So you'd be looking around $2,200 to do that apartment, to have that apartment he treated.
You don't have to get rid of anything no No. It will get them wherever they're nesting, not just in that headboard. It's going to get the back of your closet. It's going to get wherever because they could be in multiple places behind a baseboard, behind a picture frame, you know, up under the mattress.
Get close. You know, you don't have to worry about that, but I do need to see some really good pictures so we can determine what this problem is because our treatment is expensive. For your almost 1,800-square-foot, it would be $2,300 for us to do.
If they are dirty and you're able to go ahead and wash those, I would do that first before putting them away. If you don't have time to wash those, yeah, just put those in a bag and, you know, maybe you want to put a label on those that they're dirty so that when you come back, you go ahead and get those washed.
Because you were just coming to five, so give it a month to five, and because that way our spray doesn't interfere with his spray and his spray won't interfere with his spray.
We're really good about checking all that before. We understand, you know, with you not being there that we just go in and do the prep that's needed. So any questions, any questions for me, Greg?
1800. We start at 8 a.m. in the morning. We need all people, all pets out of the home all day, and we have everybody back home no later than 8 p.m. at night. It's usually about dinner time, especially with your size house, about dinner time we can come back home. Okay, and it looks to be we can get you taken care of.
That's what I was going to say next is that there is a great big chance That those bedbugs aren't nesting anywhere on your mattress or your box springs. Could be somewhere in your headboard, your bed frame, could be in your baseboard, could be in your wall outlet.
Our technicians are wonderful and we work really well as a team for you or anyone that is having bed bug issues. So if you can get good, clear, close-up pictures of those black spots and what you're seeing. And then actually get me pictures of some of your white bites, good clear close-up pictures. Sometimes we can tell from the bite. Other times it's really hard to tell because everybody reacts a little differently. But then we can hopefully take the mystery out of it for you.
You need to be taken care of. Yeah, because you definitely need to be taken care of. And just to let you know, because they will probably ask, oh my gosh, you know, do they say bed bug? Our truck and trailer do not say bed bug or exterminator anywhere. Okay, we have our BBE logo and our license number and phone number because we have to legally. Okay.
People see tiny little red bites, and then other people swell up more like mosquitos or hives. So everybody's a little bit different. So looking at the bites and getting someone, you know, that says that's bed bugs, that's really just a guess.
When those eggs hatch, then it just restarts the cycle. And, you know, you just kind of feel like you're running on a treadmill not getting anywhere with these bed bugs. They're very difficult to root out of the home, but we have been doing this for quite a while now. I don't know if you looked at our website.
Can you take pictures of those for me and your bites so I have, I've got to do my due diligence.

One method, done right, in a single visit. It is the only approach we sell, which is the reason we are good at it.
Quoted as bed bug experts
Reporters do not find us in a directory; they come looking for someone who does this all day. CNN introduces Allan as the operations expert at Bed Bug Exterminator, and he has been quoted by name in thirty articles across fifteen national outlets.
Community-focused service
Seven offices across Florida and Maryland, each with its own locally staffed crew. The office that quotes your job is the one that turns up to it.
Affordable, high-quality heat solution
Priced by the size of the home rather than by the room, and quoted over the phone before anything is booked. No site visit, and no per-room upcharges.
Experienced, dedicated team
As Allan puts it: once we take on your project, your bed bug problem becomes my bed bug problem. If it turns out not to be bed bugs, we say so and cancel the contract. That has happened.
The single best solution — Heat Assault
Heat Assault reaches kill-zone temperature throughout the house and keeps climbing, which is what takes out the eggs as well as the adults. Paired with a residual spray on every job.

Over the years, we have developed a clear process and plan that works no matter the scale of infestation. As time has passed and our team has worked together more, we have focused on delivering treatment and solutions for bed bugs that are proven to work. To do this, we follow a strict five-step process that helps us to prepare any property in Olney and beyond for the removal of bed bugs:
This five-step process means that we can, more often than not, eradicate all bed bugs present in your building in one visit. Instead of a course of return trips, you get a solution that is covered for a minimum of sixty days. Plan on the crew being with you for most of a working day: a full heat cycle plus the spray usually runs somewhere between eight and eleven hours, depending on the size of the property and how much is in it.
Heat only works if the whole structure gets past lethal temperature and stays there. That is a question of output, and output is a number.
| Heat only | Chemical | Combination | |
|---|---|---|---|
| Kills eggs | Yes | Often misses | Yes |
| Residual protection | None | A few weeks | Weeks |

Yes. Olney is inside our service area, worked out of our Bethesda office, about a 26-minute drive away. We treat homes and businesses there, and the treatment is the same combination of Heat Assault thermal heat and a residual spray we run everywhere else.
Same-week appointments are usual. Because Olney sits roughly 26 minutes from our Bethesda office, a crew can normally be with you within a few days of the call, and the whole job is one visit rather than a course of return trips.
Treatment starts at an $1,800 minimum and is priced by the size of the home, with most homes landing between about $1,800 and $2,800. There are no per-room upcharges. We give you the exact number over the phone before anything is booked.
Almost never. Furniture is treated where it stands: heat reaches inside mattresses, frames and upholstery where a spray cannot, so it does not need to be discarded or replaced. We will tell you plainly if a piece is genuinely beyond saving.
Clearly, you are dealing with an infestation of bed bugs in Olney. Some of the most common signs that we recommend you look out for when dealing with bed bugs include, but are not limited to:
Unfortunately, these signs prompt that you are dealing with a bed bug problem. With that being the case, taking action as soon as possible would be wise. If you spot even one of these signs, it is probably a clear indication that you have bed bugs loitering around your home or business.
