Reaches into mattress seams, bed frames and wall voids a spray cannot. Kills every stage, eggs included.
Keeps working for weeks after we leave, so anything that survives or arrives later does not restart the problem.
Bed bugs die at 118°F held about 90 minutes; 122°F kills almost instantly. We hold lethal temperature throughout the home.
You get the prep list and an arrival window. Anything you are unsure about, we answer on the phone first.
Quoted over the phone before anything is booked, so there is no site visit and no surprise on the day.
A full heat cycle takes the whole home to lethal temperature, then a residual product goes down per its label.
Eight to eleven hours on site, depending on the size of the property and how much is in it.
We walk you through what we found and what to watch for, and the home is yours again the same day.
If bed bugs come back inside sixty days we return and treat again at no cost.
Every question below was asked by a real caller on a recorded call, and every answer is what one of our crew said back on the phone, word for word. We give the caller's first name, or their postcode where we do not have one, and never their surname, address or phone number.
I would suggest no matter what it is, avoid getting any more sprays, okay, until we know what it is, using your hygiene dryer and using your vacuum cleaner.
Answered by Dori on a call,
I'm not allowed to give out the managers or the owner's contact information, but I can take down your information and then I can pass that information along to them.
Answered by Mike on a call,
We're workaholics. We pretty much work 24-7, 365. Um, you can usually get a weekend day. So right now, let's see, we could to give you an idea of the first available day, we could do your home on Thursday would be the first available day we could do your home. But that we could also do it.
Answered on a call,
Will get with them and I will have to wait for an answer. So I will get back with you today.
Answered by Dori on a call,
It depends on the size of your home. So we would have you now normally.
Answered by Dori on a call,
We're not a general pest control company. We strictly focus on bed bugs.
Answered by Mike on a call,
This is our own crew, on recorded calls about jobs in Damascus and nearby. Word for word. Each one says who was talking and when.
Of the home because the bag will protect them and I'm decluttering my space preparing for treatment and it's also easier to keep an eye on what's going on in your home while you're figuring out what you want to do. Okay.
Make sure you take a garbage bag, take a garbage bag to her bed. Put those linens in the garbage bag. Don't hold them up against your skin, okay? And then get them in that high heat dryer and throw that garbage bag away, okay?
With $1,600, it would be $1,900 to treat. So, of course, if it's more than $1,600, I would have to adjust the price up. But that gives you an idea. So with the $200 inspection, then it would be $1,700 left to bill.
You can just leave that mattress in there and we can treat with that mattress in there and it'll be fine. And then that way, yep, that way when you're ready to kind of get rid of it, that you're not trying to, you know, transport that stuff and get any bugs on you.
Bed bugs are kind of their own breed. She doesn't have to like travel and stay in hotel rooms or Airbnbs to get bed bugs. She could take an Uber or a taxi and if someone before her was sitting in there, she could pick them up.
It in the ziplock bag okay and that way if you see another one because we just did your treatment so these are stragglers you know and every now and then we will see stragglers but if you see another one that's when I'm going to worry and that's what I'm going to get Chase or Richard back out there to respray for you okay
Probably because that diatomaceous earth will clog, okay? But immediately once done vacuuming, you need to make sure that you throw that vacuum dirt into an outdoor trash can.
Would be a way to go. And, of course, if your dog's social and you take him to doggy daycare, there's always doggy daycare as well.
We do provide a 60-day guarantee or warranty that you will not find any new live.
We don't want any dirty clothes and hampers or piled around anywhere. We want the beds, the couches, the chairs, the recliners all free and clear of anything, okay? So don't like pick something up off the floor to get rid of the floor clutter and put it on the couch. Don't do that.
What I would do, the best way to find out if there is still an issue in there is in a couple of days, I'd say give it like three or four days, have somebody hang out in one spot for a few hours. You know where the worst places were in her apartment, bed, area like that.
An empty house, even if you chose another one and you had no idea that anybody, you know, had bed bug issues or not right now they are so bad in the United States. If I was moving in somewhere, I'd camp out on an air mattress, you know, to find out or maybe borrow your brother, you know, and send him in there.
Will bite usually in a little cluster of three bites. They call it breakfast, lunch and dinner. And it's usually within about a half inch to an inch. And, you know, a part. So if you're getting one on your ankle and one on your knee and one on your thigh, probably not bed bugs, okay?
Normally we would have the owner or the person there, we would have them depart the home around 8 o'clock in the morning, and then we would only have them back in their home around 6 p.m.
The spray should still be effect so it should still be killing off some of the bugs that might have been hiding.
Do not remove that stuff just because we don't want to try to get the bed bugs on us. And we also, it's very hard and difficult for us to remove stuff after everything is dead just because it's still 140 degrees in the house. So that's a lot of times where we don't even do cleaning really is just because it's... Because it's too much to try to clean at 140 degrees.
I find is, and there are a lot of scammers out there, too. We deal a lot with Airbnb properties. We deal a lot with property management, a lot of commercial buildings, assisted livings, rehabs, things like that. We find that there are a lot of people that will try and take advantage.
We just have found that those aren't very effective for bed bugs. So we, yeah, we use the big guns because bed bugs are notorious for nesting in walls and being hard to get rid of.
One of those things where, you know, we are family owned and operated business. This is all we deal with. So we are very transparent when it comes to that because we do know what we're talking about. A lot of the times general pests, they're not the same as bedbugs and they just kind of guess.
Now, normally they'll come from like maybe you spend the night at somebody's house or you traveled somewhere and, you know, they could have got on your clothes.

Sixty days of cover on every job. Should bed bugs survive the treatment, which is rare, we come back out and eliminate the problem for good at no cost.

One method, done right, in a single visit. It is the only approach we sell, which is the reason we are good at it.
Quoted as bed bug experts
Reporters do not find us in a directory; they come looking for someone who does this all day. CNN introduces Allan as the operations expert at Bed Bug Exterminator, and he has been quoted by name in thirty articles across fifteen national outlets.
Community-focused service
Seven offices across Florida and Maryland, each with its own locally staffed crew. The office that quotes your job is the one that turns up to it.
Affordable, high-quality heat solution
Priced by the size of the home rather than by the room, and quoted over the phone before anything is booked. No site visit, and no per-room upcharges.
Experienced, dedicated team
As Allan puts it: once we take on your project, your bed bug problem becomes my bed bug problem. If it turns out not to be bed bugs, we say so and cancel the contract. That has happened.
The single best solution — Heat Assault
Heat Assault reaches kill-zone temperature throughout the house and keeps climbing, which is what takes out the eggs as well as the adults. Paired with a residual spray on every job.

“My experience with Bed Bug Exterminator was very positive. Chase handled the inspection professionally and didn’t miss any areas. Before that, Kendall had helped me book the appointment smoothly and answered all my questions. Everything felt organized and well-managed from start to finish.”
Over the years, we have developed a clear process and plan that works no matter the scale of infestation. As time has passed and our team has worked together more, we have focused on delivering treatment and solutions for bed bugs that are proven to work. To do this, we follow a strict five-step process that helps us to prepare any property in Damascus and beyond for the removal of bed bugs:
This five-step process means that we can, more often than not, eradicate all bed bugs present in your building in one visit. Instead of a course of return trips, you get a solution that is covered for a minimum of sixty days. Plan on the crew being with you for most of a working day: a full heat cycle plus the spray usually runs somewhere between eight and eleven hours, depending on the size of the property and how much is in it.
Heat only works if the whole structure gets past lethal temperature and stays there. That is a question of output, and output is a number.
| Heat only | Chemical | Combination | |
|---|---|---|---|
| Kills eggs | Yes | Often misses | Yes |
| Residual protection | None | A few weeks | Weeks |
| Reaches hidden voids | Bugs flee deeper | Limited | Yes |
| Visits needed | 1 (with gaps) | 2–4 | Usually 1 |
| Guaranteed | — | — | Yes |

Yes. Damascus is inside our service area, worked out of our Bethesda office, about a 43-minute drive away. We treat homes and businesses there, and the treatment is the same combination of Heat Assault thermal heat and a residual spray we run everywhere else.
Same-week appointments are usual. Because Damascus sits roughly 43 minutes from our Bethesda office, a crew can normally be with you within a few days of the call, and the whole job is one visit rather than a course of return trips.
Treatment starts at an $1,800 minimum and is priced by the size of the home, with most homes landing between about $1,800 and $2,800. There are no per-room upcharges. We give you the exact number over the phone before anything is booked.
Almost never. Furniture is treated where it stands: heat reaches inside mattresses, frames and upholstery where a spray cannot, so it does not need to be discarded or replaced. We will tell you plainly if a piece is genuinely beyond saving.
Clearly, you are dealing with an infestation of bed bugs in Damascus. Some of the most common signs that we recommend you look out for when dealing with bed bugs include, but are not limited to:
Unfortunately, these signs prompt that you are dealing with a bed bug problem. With that being the case, taking action as soon as possible would be wise. If you spot even one of these signs, it is probably a clear indication that you have bed bugs loitering around your home or business.
