Reaches into mattress seams, bed frames and wall voids a spray cannot. Kills every stage, eggs included.
Keeps working for weeks after we leave, so anything that survives or arrives later does not restart the problem.
Bed bugs die at 118°F held about 90 minutes; 122°F kills almost instantly. We hold lethal temperature throughout the home.
You get the prep list and an arrival window. Anything you are unsure about, we answer on the phone first.
Quoted over the phone before anything is booked, so there is no site visit and no surprise on the day.
A full heat cycle takes the whole home to lethal temperature, then a residual product goes down per its label.
Eight to eleven hours on site, depending on the size of the property and how much is in it.
We walk you through what we found and what to watch for, and the home is yours again the same day.
If bed bugs come back inside sixty days we return and treat again at no cost.
Every question below was asked by a real caller on a recorded call, and every answer is what one of our crew said back on the phone, word for word. We give the caller's first name, or their postcode where we do not have one, and never their surname, address or phone number.
It will not. They may get a little warmer, but their AC is going to be on. There's a little insulation in between the two. So no, he may see a little rise in temperature, but not noticeable. So no, he'll be fine. He'll be fine.
Answered by Dori on a call,
We base it on a couple different factors. The primary one being the size of the house. So if you can give me the address, I can look it up and I can give you a quote on what it will cost.
Answered by Mike on a call,
I am sorry about that. I'll go back and listen to the phone call. And I don't know where the wires got crossed, but thank you for coming out and meeting him and I will let him know he'll see you Well, in a few days.
Answered by Dori on a call,
That was the service date. This is the date that you're reading and signing it. So today's date.
Answered by Dori on a call,
You should be able to text it to this number here where we're talking.
Answered on a call,
This is our own crew, on recorded calls about jobs in Potomac and nearby. Word for word. Each one says who was talking and when.
Do know he could do an inspection tomorrow if needed. But I'm thinking if we, or, you know, in the next couple of days, I'm thinking if you use the dryer, use the vacuum cleaner, stay.
We do not do a free inspection. Our inspections are $200. And if found positive for bed bugs, that $200 goes towards treatment cost.
Very carefully, taking your night clothes and your bed linen, put them in a high heat dryer for at least 40 minutes, whether it's bed bugs, whether it's mice, if there's anything on your night clothes or your bedding, it'll kill them. Okay? So that's a win-win no matter how you look.
The more you find out, the more firm I can go on the prep part because like I said, you could get lucky and it would be zero. Now then, okay, we've talked about the clutter and the clothes. That's one half of it. The other part of it is the stuff that they own.
With regards to the vinyl records, those could possibly get damaged in the heat treatment, also the decorative candles. Now I'm not talking about like the scented candles that are like in a glass jar or the encasements. I'm talking about the candlesticks. If those, when they get hot, they expose to 140 degrees, they're going to tend to run. So let's make sure that we take those out of the house too, along with any vinyl records.
Maybe then we come inspect. If you see a bug, take a picture of it. We can tell you right over the phone. The bites usually come in groups, but not always, but they're usually in groups of three.
I suggest you stop spraying. The spray is only going to kill the ones that are on the surface, the ones that it hits, okay? And the sprays are not going to affect the eggs at all. So sometimes when you spray, you kill a few that are on the surface. The other ones go deeper into wherever they are to get away from the spray. which could be deeper under the teddy bear, deeper under your mattress.
You have, you know, then you really will know and you will, you know what I'm saying, because if we, we, I will come, I'm the owner, I will come treat your house if you want to pay me, I will come treat your house, but, but I mean, if you don't have them, it is not going to help you. And if you. If you have this treatment and then you're still getting bit, we guarantee against bedbugs. We'll come back out, but we're not going to be able to do that with you because we don't even know if you have bedbugs.
I'm actually a maintenance guy on a mobile home park and sometimes for a job and didn't notice a couple bed bugs so I sprayed. The two tenants moved in yesterday and said they had bed bugs in the bedroom so apparently my spray didn't get them off.
If he has any kind of stuffed animal, bed bugs love stuffed animals. You can run those through the high heat dryer too.
During that process, you know, you and anyone else in the house and all pets have to be gone. You can't have any living plants inside the house while we're doing this treatment either. The plants would need to go, you know, like on a back patio or front porch or garage.
They're questioning, well, how do I have bed bugs and I haven't been bitten and it's likely that they are getting bitten and they're just not reacting to it or they're being bitten in places they just can't see it could be behind their leg.
I'm going to have to check with our owner on that one. Being that we are bed bug exterminators, we guarantee bed bugs. So let me check. Let's cross that bridge when we get to it because if that house is properly sealed and no more bats can be getting in, I don't know, but I cannot make that call. I need to hear that from our owner.
Hi, this is Dory with Bed Bug Exterminator. You reached out to us saying that you need services for a three-bed, two-bath house in Riverview, Florida.
You are, I'm like, oh my goodness, I told the woman Friday and Saturday and Sunday she's probably going, what the heck's going on? So at least I sent the proper text. I realized it before I sent the text. So how are you guys doing on prep?
Bed bugs, you know, bed bugs are bad right now. So anybody can go anywhere and get them. A lot of people will not tell you that they have bed bugs for one, for fear of eviction and embarrassment.
That's all I need to know. Okay. And I'm asking because we do have to bring our trailer and we need to be able to park, you know, nearby. We do, you know, we have to run hoses from the back of the trailer into your apartment. So just wanted to verify that information. Okay. All right, so let's take a look and see when we can get you in. Okay, let's go to the calendar.
That's a good thing. Also, make sure that you're not, if you haven't, you know, try not to mop or wet mop or wet clean around the baseboards because, you know, we spray around those baseboards. It creates that pesticide barrier.
Now if she sees a black Toyota Tundra truck and a black trailer, that's Victor. He is not going to knock on the door until like right at eight, but he usually gets there early. Okay. We are, you know, my dad was military. We were like, if you're early, you're on time. If you're on time, you're late kind of thing. So if she wants.
Generally if you see it, then it's, you know, the infestation is getting bad. What do the bites look like? And the reason I'm asking is we would like to be able to diagnose it as bed bugs over the phone.
Why choose us
We kill bed bugs. Only bed bugs. One method, done right, in a single visit — heat and a residual product together, on every job we run.
Unmarked vehicles and personnel
No logos, and no mention of bed bugs on trucks, equipment or uniforms. Neighbours see a van; they do not see why it is there.
Total peace of mind
Sixty days of cover on every job. Should bed bugs survive the treatment, which is rare, we come back out and eliminate the problem for good at no cost.
No other pests, ever
One method, done right, in a single visit. It is the only approach we sell, which is the reason we are good at it.
Quoted as bed bug experts
Reporters do not find us in a directory; they come looking for someone who does this all day. CNN introduces Allan as the operations expert at Bed Bug Exterminator, and he has been quoted by name in thirty articles across fifteen national outlets.
Community-focused service
Seven offices across Florida and Maryland, each with its own locally staffed crew. The office that quotes your job is the one that turns up to it.
Affordable, high-quality heat solution
Priced by the size of the home rather than by the room, and quoted over the phone before anything is booked. No site visit, and no per-room upcharges.
Experienced, dedicated team
As Allan puts it: once we take on your project, your bed bug problem becomes my bed bug problem. If it turns out not to be bed bugs, we say so and cancel the contract. That has happened.
The single best solution — Heat Assault
Heat Assault reaches kill-zone temperature throughout the house and keeps climbing, which is what takes out the eggs as well as the adults. Paired with a residual spray on every job.

Over the years, we have developed a clear process and plan that works no matter the scale of infestation. As time has passed and our team has worked together more, we have focused on delivering treatment and solutions for bed bugs that are proven to work. To do this, we follow a strict five-step process that helps us to prepare any property in Potomac and beyond for the removal of bed bugs:
This five-step process means that we can, more often than not, eradicate all bed bugs present in your building in one visit. Instead of a course of return trips, you get a solution that is covered for a minimum of sixty days. Plan on the crew being with you for most of a working day: a full heat cycle plus the spray usually runs somewhere between eight and eleven hours, depending on the size of the property and how much is in it.
Heat only works if the whole structure gets past lethal temperature and stays there. That is a question of output, and output is a number.
| Heat only | Chemical | Combination | |
|---|---|---|---|
| Kills eggs | Yes | Often misses | Yes |
| Residual protection | None | A few weeks | Weeks |
| Reaches hidden voids | Bugs flee deeper | Limited | Yes |
| Visits needed | 1 (with gaps) | 2–4 | Usually 1 |
| Guaranteed | — | — | Yes |

Yes. Potomac is inside our service area, worked out of our Bethesda office, about a 18-minute drive away. We treat homes and businesses there, and the treatment is the same combination of Heat Assault thermal heat and a residual spray we run everywhere else.
Same-week appointments are usual. Because Potomac sits roughly 18 minutes from our Bethesda office, a crew can normally be with you within a few days of the call, and the whole job is one visit rather than a course of return trips.
Treatment starts at an $1,800 minimum and is priced by the size of the home, with most homes landing between about $1,800 and $2,800. There are no per-room upcharges. We give you the exact number over the phone before anything is booked.
Almost never. Furniture is treated where it stands: heat reaches inside mattresses, frames and upholstery where a spray cannot, so it does not need to be discarded or replaced. We will tell you plainly if a piece is genuinely beyond saving.
Clearly, you are dealing with an infestation of bed bugs in Potomac. Some of the most common signs that we recommend you look out for when dealing with bed bugs include, but are not limited to:
Unfortunately, these signs prompt that you are dealing with a bed bug problem. With that being the case, taking action as soon as possible would be wise. If you spot even one of these signs, it is probably a clear indication that you have bed bugs loitering around your home or business.
