Reaches into mattress seams, bed frames and wall voids a spray cannot. Kills every stage, eggs included.
Keeps working for weeks after we leave, so anything that survives or arrives later does not restart the problem.
Bed bugs die at 118°F held about 90 minutes; 122°F kills almost instantly. We hold lethal temperature throughout the home.
You get the prep list and an arrival window. Anything you are unsure about, we answer on the phone first.
Quoted over the phone before anything is booked, so there is no site visit and no surprise on the day.
A full heat cycle takes the whole home to lethal temperature, then a residual product goes down per its label.
Eight to eleven hours on site, depending on the size of the property and how much is in it.
We walk you through what we found and what to watch for, and the home is yours again the same day.
If bed bugs come back inside sixty days we return and treat again at no cost.
Why choose us

Sixty days of cover on every job. Should bed bugs survive the treatment, which is rare, we come back out and eliminate the problem for good at no cost.
No other pests, ever
One method, done right, in a single visit. It is the only approach we sell, which is the reason we are good at it.
Quoted as bed bug experts
Reporters do not find us in a directory; they come looking for someone who does this all day. CNN introduces Allan as the operations expert at Bed Bug Exterminator, and he has been quoted by name in thirty articles across fifteen national outlets.
Community-focused service
Seven offices across Florida and Maryland, each with its own locally staffed crew. The office that quotes your job is the one that turns up to it.
Affordable, high-quality heat solution
Priced by the size of the home rather than by the room, and quoted over the phone before anything is booked. No site visit, and no per-room upcharges.
Experienced, dedicated team
As Allan puts it: once we take on your project, your bed bug problem becomes my bed bug problem. If it turns out not to be bed bugs, we say so and cancel the contract. That has happened.
The single best solution — Heat Assault
Heat Assault reaches kill-zone temperature throughout the house and keeps climbing, which is what takes out the eggs as well as the adults. Paired with a residual spray on every job.

“My experience with BBE (Bed Bug Exterminator) was very smooth. Dori explained everything clearly on the phone and booked me quickly. The technician Chase came and did a full spray and heat treatment in one day, from morning to evening. The process was well organized and I felt relief after.”

“Kendall is extremely knowledgeable, professional and patient. She walked me through the process on the phone assessing for bed bugs as well as treatment options. She was interested in me FIRST and my needs, not just making a buck! The tech arrived on time and treated our entire home, 100% bed bug free for 3 months.”
“My experience with Bed Bug Exterminator was very positive. Chase handled the inspection professionally and didn’t miss any areas. Before that, Kendall had helped me book the appointment smoothly and answered all my questions. Everything felt organized and well-managed from start to finish.”
Over the years, we have developed a clear process and plan that works no matter the scale of infestation. As time has passed and our team has worked together more, we have focused on delivering treatment and solutions for bed bugs that are proven to work. To do this, we follow a strict five-step process that helps us to prepare any property in Port Orange and beyond for the removal of bed bugs:
This five-step process means that we can, more often than not, eradicate all bed bugs present in your building in one visit. Instead of a course of return trips, you get a solution that is covered for a minimum of sixty days. Plan on the crew being with you for most of a working day: a full heat cycle plus the spray usually runs somewhere between eight and eleven hours, depending on the size of the property and how much is in it.
Heat only works if the whole structure gets past lethal temperature and stays there. That is a question of output, and output is a number.
| Heat only | Chemical | Combination | |
|---|---|---|---|
| Kills eggs | Yes | Often misses | Yes |
| Residual protection | None | A few weeks | Weeks |

| Visits needed | 1 (with gaps) | 2–4 | Usually 1 |

Measured across 15 call-backs where a caller in Port Orange did not reach us first time. Counts come from our own phone record. No caller is identified.
Every question below was asked by a real caller on a recorded call, 7 of them from Port Orange and the area we cover from here, and every answer is what one of our crew said back on the phone, word for word. We give the caller's first name, or their postcode where we do not have one, and never their surname, address or phone number.
She quoted $2,000 for a 1,400 square foot home. It's $2,000. Also need help with prep. Depending on the prep, there will be an additional $100 to $500 charge added. So our technician is prepared to get in there and remove anything for the day that may be harmed by the heat.
Answered by Dori on a call,
Bed and we're doing that laundry. So I don't know if he's going to have enough time while doing your heat treatment all day long to do all that laundry that you have in your shed.
Answered by Dori on a call,
It's a 1,400 square foot mobile home. So we know the size. We know that your... You know, you, mom and sister are disabled and you have had bedbugs for a long time, okay, and you need help with prep. So we've confirmed bedbugs. We know the size. We do not need to come out and inspect. We were able to give with the square footage a quote for our services. So the tech. Okay, it looks like your brother Chuck up in North Carolina, he's our point of contact.
Answered by Dori on a call,
Thankfully it's Florida and it's hot So they die off at 122 degrees, the bedbugs and the eggs. So hopefully if they're just cruising around in that shed, they will die off.
Answered by Dori on a call,
With our treatment, we start about 8, 9 a.m. in the morning. To do the whole home, it would be $1,900.
Answered by Dori on a call,
You can fold them up and put them in your dressers or hang them up and put them in your closet.
Answered by Dori on a call,
This is textable. I'm about to text you the checklist right now while we're talking.
Answered by Julie on a call,
We will spray the garage for you. So any items that you do need to bring out of the home that you might be worried about, then just bring them right into the garage. We suggest you put them more towards the center so that way our technicians can do the perimeter spray and add that to the protective barrier.
Answered by Dori on a call,
It doesn't even say exterminator. We just use our BBE logo and we have our license number and our phone number, which legally we have to have on our trucks and trailers.
Answered by Dori on a call,
That is, since we did have one opening to a last minute cancellation, I did give a discounted price. We typically charge about $2,200, but I did have a spot to fill. You wanted to take it, so I know the owner would be okay with that.
Answered on a call,
We actually, as of this moment, we have tomorrow available. Whether that's going to last today, probably not. But we have.
Answered by Dori on a call,
I can check the computer. Let me check real quick for you.
Answered by Chase on a call,
This is our own crew, on recorded calls about jobs in Port Orange and nearby. Word for word. Each one says who was talking and when.
I don't know if they keep coming back. They just don't go away. What you need is a heat treatment. When you have a good effective heat treatment, it raises the heat in your home to 140 degrees and it holds it there all day. So all those bed bugs and those eggs that die off at 122 degrees die.
If I quoted you, I quoted you 24 with the inspection. So let's say I inspected your house tomorrow for the 200 and I already quoted you at 24, you would only owe me.
If you have any questions while prepping, please feel free to give me a call. I am always here and happy to help. And the prep is going to be detrimental to a successful treatment. So just make sure we get that done before we get out tomorrow. Okay, John?
Her bed was infested from what Chase said. And he usually doesn't stay, you know, infested if it's just one or two. So I'm guessing, you know, there were quite a few. So I suggest continue running everything through high heat dryers for at least 40 minutes. Vacuum, vacuum, vacuum as much as you can. Hopefully this spray will take care of the issue, but honestly we think it went too long. So another heat treatment might be the way to get rid of them.
That the issue is no longer there, that, you know, what you did vacuuming, using your high heat dryer, you know, using the lint roller that, you know, getting that mattress out of the house and putting it in the hot car, I'm hoping that you took care of your own problem.
The heat will cause a problem with those. So we'd have to go in there and cover those. Now, talking to Paul 10 minutes ago or less, his property, the one that's next to yours, he said, was around 1,200 square feet, but he has approximately 10 sprinklers in his.
We hope the best for him. But, you know, I just think that. You know, a spray treatment may be the best way to go.
Let me just reach out to make sure that we go that far because I don't want to provide you with a quote or get your hotel. We can come out if we can't. They're not willing to drive that far. I'm pretty sure we'll be willing to work with you, but I just want to get that confirmation first.
We'll spray the perimeter of your garage as well to kind of continue that protective barrier. But any of those combustible items can be put out there because we will not.
Are fine to stay sensitive electronics tvs computers laptops computer monitors we just ask that they're unplugged for the day and i know you're in texas you wouldn't be able to do it when was the last time somebody was in that apartment that Could tell me is
One of those deals okay well that's what you're looking at 200 down another 1500 if you need the 200 for the inspection you know there are companies that do free inspections I wouldn't use them for treatments because spray only does not kill the eggs you would be looking at probably more than 1700 because you would need maybe four sprays and then you still might not get rid of them over a period of months especially if they're running back and forth so we do payment plans if that helps if you want us to come out and do an inspection we can do it tomorrow
It doesn't take them seven weeks. You would have known sooner if there were still some in there. That's what I'm trying to figure out. That's why I wanted to call you myself and just talk it through and see what we can figure out here.
You'll want to take your records and put them in the garage, okay, because even though they're a heavier vinyl, just a little warp in your vinyl would ruin the sound, okay, so we want to make sure those are protected.
At 8 a.m. in the morning. We need all people and pets out of the home all day, and we promise to have you back home no later than 8 p.m. It's usually about dinner time when you can get back home.
They'll offer the spray at least four to five times. So they'll come with their company truck or car.
I can appreciate that you're protective over your mother, and I can assure you that we would never ever just show up at your mother's house without having some kind of a service contract or an agreement between us.
Or they got them all and this is going sadly to the wrong place at the wrong time again and bringing more back home. It's kind of 50-50. There's really no way to be sure.
There is some help out there financially. Let me get you the AARD helpline. Give me just one moment to pull that up. There is every county in the United States has their version of the Area Agency on Aging, and this is a resource center for senior citizens and also anyone disabled over 18 years of age, okay?
Absolutely. Okay, so for our one day and done treatment. Now, if Victor is up in the Ocala area, you know, the day before we just get him a hotel in that area, then we would start at 8 a.m. in the morning. Okay, but if he is closer to his home in Winter Garden, he would be driving out of Winter Garden first thing in the morning. So we'd have like about a 9.30 a.m. start time, okay? What we need is all people and all pets out of the house all day long.
Sadly, it ended up they confused bags with bags that needed to be done and opened them back up and re-infested themselves.

Yes. Port Orange is inside our service area, worked out of our Winter Garden office, about a 87-minute drive away. We treat homes and businesses there, and the treatment is the same combination of Heat Assault thermal heat and a residual spray we run everywhere else.
Same-week appointments are usual. Because Port Orange sits roughly 87 minutes from our Winter Garden office, a crew can normally be with you within a few days of the call, and the whole job is one visit rather than a course of return trips.
Treatment starts at an $1,800 minimum and is priced by the size of the home, with most homes landing between about $1,800 and $2,800. There are no per-room upcharges. We give you the exact number over the phone before anything is booked.
Almost never. Furniture is treated where it stands: heat reaches inside mattresses, frames and upholstery where a spray cannot, so it does not need to be discarded or replaced. We will tell you plainly if a piece is genuinely beyond saving.
