As a great place to live, very few things ruin Pine Hills – life with bed bugs, though, is unenjoyable no matter where you are. Bed bugs are not only a persistent problem, but they are also a headache to deal with. Since they are impervious to just about any known DIY solution, too, it requires expert solutions. Heat treatment, when delivered by a professional, creates conditions in which no bed bug can survive.

The secret to getting rid of bed bugs is creating an unbearable environment. This means really turning up the heat and using heat against the bed bugs. By drawing in their vast numbers with heat, we then kill them off with consistent ease by sending the temperature above what they can survive within. Thus, the bed bugs are attracted by the heat and then killed out at all stages of life—those in eggs and adults.

With our treatment, bed bugs are unable to thrive any longer. It also creates conditions that ensure bed bugs should not return for a minimum of 60 days. While bed bugs can always be brought back through ill fortune or by being brought in on an individual’s clothing or luggage, we get rid of the present infestation in its entirety. We do so in one single visit, too, avoiding the need for expensive returns.

For help in making sure your property is free from bed bugs in Pine Hills, contact us today. A BBE team member can come out and check over your property so we can get to work on starting treatment as soon as possible. Quickly, we can eradicate the entire colony and let you get back to enjoying life. Do not allow your quality of life or your reputation to be harmed by the malign presence of bed bugs any longer.

One call, that’s all. Get in touch with BBE, and we can begin the process of freeing you from bed bugs and their constant menace.

Why we run both, on every job

Heat

Reaches into mattress seams, bed frames and wall voids a spray cannot. Kills every stage, eggs included.

Residual

Keeps working for weeks after we leave, so anything that survives or arrives later does not restart the problem.

One visit

Bed bugs die at 118°F held about 90 minutes; 122°F kills almost instantly. We hold lethal temperature throughout the home.

Asked on a call from Pine Hills

April 2026

Every question below was asked by a real caller on a recorded call, and every answer is what one of our crew said back on the phone, word for word. We give the caller's first name, or their postcode where we do not have one, and never their surname, address or phone number.

What we do have, we have in the garage and bins.

I know. And I am so, so very sorry. Now, those bins were where during the heat treatment.

Answered by Dori on a call,

All right, so that'll be a $1,200 at the time of the initial payment, correct?

The $200 because we got to get the $200 today to get you scheduled on the calendar so we don't have anybody else scheduled for that day.

Answered on a call,

Would probably work best, but yeah.

Absolutely. Well, I noted it. Okay, so if you happen to talk to anybody, they do know that we talked about the payment plan. And that's kind of wishful thinking. I'm kind of on my own. We're shorthanded now, but we did hire someone. She's training, so help is on the way.

Answered by Dori on a call,

For my understanding then as well, so if, do you all go out to do estimates?

Do estimates over the phone, okay? We don't believe in like doing free inspections and then getting in front of people and saying, okay, this is how much it's going to be. It's too hard for customers to say no, okay? So when somebody calls us and Kendall and I or our owners are speaking to them about the issues that they're having, we get the square footage from them if they don't know it. So we get their address, we look it up on Zillow. And then we ask the particulars, you know, apartment, what floor, you know, sprinkler heads, things like that. So we give them an estimate over the phone. If by chance Kendall and I make a mistake and that's 300 square foot bigger, then what Zillow says, which happens if there's, you know, extensions built onto the house, things like that, then that doesn't matter. That price stays the same. So we don't go out there and go, oh, it's a little bit bigger than what we thought or the bed bug issue is a little bit worse than what we thought we're going to raise the price. No, the price that we give over the phone to our customers is the price.

Answered by Dori on a call,

Do Okay, you guys service

Absolutely. We service Riverview. We service everything in Florida but the panhandle and the keys.

Answered by Dori on a call,

In our own words

20 from recorded calls

This is our own crew, on recorded calls about jobs in Pine Hills and nearby. Word for word. Each one says who was talking and when.

Do the pesticide spray along with the heat treatment. And then if we need to come back out, if you're still having like a small underlying issue, we come back out and usually a respray nips that problem in the bud.

Dori

Spray units 113 and 115 because bedbugs can travel to other units. Okay, that's a precautionary spray for the people that are in 113 and 115. Okay, he'll start at 8 a.m. in the morning.

Dori

I want to try and fix the errors before they even have a chance to happen. So, okay. So with prep, I am going to send you a pre-treatment checklist to your phone number as well, as I already sent one to your daughter. Okay.

Dori

Me let me let me tell you a little bit about the treatment and what, you know, how to kill bed bugs. Basically, if you just spray or heat one room, they outrun it. So you need to treat the whole house. That's just how it goes. So it doesn't matter that you've got them just in one corner or that corner. You also don't know.

Julie

I can ask the technician if he'll do that first and that way it starts drying automatically. So usually they do it after they get the heat treatment started inside. That's after they spray inside, then they set up the heat assault equipment, and then they get that started, and then they spray the vehicle. But I will ask him if he can spray that first, okay?

Dori

That up. And this is in the checklist also. But after treatment, if it's this bad of an infestation that you described, you're going to have dead bugs on the floor. They need to just be swept or vacuumed up. Do not mop around the edges of the baseboards and the windowsills and all that where the spray is. Do not mop it.

Julie

We go up to 140 in the house so that any nook and cranny inside your mattress inside your cabinets in the walls and the baseboards everything is going to be sure it hits at least that 122 to kill everything

Julie

You have a really, really light infestation. I mean, they're not all over. A lot of people, we have to tell them, you need to thoroughly check those items before moving them out of the heat treatment area so you're not carrying bedbugs into your garage or shed or wherever, okay? So I don't think you'll have to worry about that too much, but it's always good to keep an eye out. You know, bed bugs are small and tiny and they fall off in the most ridiculous of places.

Dori

We do come back out we have a 60-day guarantee and if we have to come back out we do a respray which good news you only have to be gone for four hours instead of the whole 12 you know and it's easier in that respect on you so and we

Dori

Then at the end of the day will probably around four o'clock or so he will text you letting you know that the heat treatments finished he'll let you know how it went He'll remind you not to wipe down your baseboards, windowsills, or door jams for three to four weeks. That way it keeps that pesticide barrier strong, that second layer of protection we leave you.

Dori

You can, I mean, to clean your sheets, the best way to do that would be wash them and dry them on high heat. If you're just going to put them back on the bed, that's not going to do anything in terms of, you know, eliminating the bugs from the bed.

Mike

All right. If you have any questions between now and Thursday, please give us a call. You can also reply to those text messages. The whole team sees it and then we can react to it. Okay.

Mike

Us you. know sooner than it gets to be a full infestation all over again. Because a spray, one spray on an infestation that's been going for three months, it's just not going to cut it. So we probably just said, let's just get out there and do it again one more time. After that, they get reintroduced somehow. There are people that. somehow get exposed to them again.

Julie

The exoskeletons, that's when they are growing from baby to toddler, they lose their skin. Toddler to tweenager, they lose their skin. Tweenager to teenager and then teenager to adult.

Dori

You give, so you're given up to 60 days. So there's no, the problem is, you know, I've had, I had it to where it was two and a half months, you know, and then boom, it's back again. So I know it's, you know, just an egg and obviously we know they can go into hiding for a very long time without eating.

That gives you plenty of time to see them, and they multiply pretty quickly, so it's not like it'd be a mystery if there were some stragglers. And it's very important to get them again right away, to hit them if, if, it rarely happens, but this sounds like a pretty bad infestation, so that's probably what, I have a note here that the owners agreed, that's me and John, agreed to treat. This is very rare that we would heat again.

Julie

Our technicians haven't seen it either, but I'm going to lay money that if it is larvae, it's carpet beaver larvae, and that will cause her bites or what looks like blisters on her skin.

Dori

Absolutely. So that's another way to protect yourself, okay? And then keep me posted if you see any more. What I want you to do is get a Ziploc baggie. Try and keep the bed bug alive. Put it in the Ziploc baggie. We can tell if it's gone through treatment or not depending on how quickly it dies. If it dies within a couple of days or by the next day, it definitely went through that treatment and it's dying a slow death, okay?

Dori

Basically the important items to get out of the house to make sure you have a house to come home to are aerosol cans, fire extinguishers.

Dori

A good month, a month, sometimes a little bit more before bedbugs actually show themselves. They hide. So they hide in the tiniest of places. And they will come out and feed. And then as soon as they feed, they go back into their dark little hiding spot and they digest their food, which means it takes three to five days to see that same bed bug again, because that's how long it takes for them to digest the blood.
